The new year brings fresh opportunities in real estate, along with some important regulatory changes. As of January 1, 2025, the BC Home Flipping Tax is officially in effect.

This tax applies to sales of residential properties, presale contracts, or assignments that have been owned for less than 730 days. It impacts all sellers in BC—individuals, corporations, partnerships, and trusts—regardless of residency. The tax rate starts at 20% for properties sold within the first 365 days of ownership and decreases over the following 365 days.

Your 2025 property assessments are now in the mail! Homeowners can also check their assessments online here. Remember, any appeals must be submitted by January 31, 2025. According to BC Assessment, property values across much of British Columbia have remained relatively “flat.” Bryan Murao, BC Assessment’s residential assessor for the Lower Mainland, noted that the latest assessed home values — based on market conditions as of July 1, 2024 — were “very stable,” generally staying within a range of plus or minus five percent. While fluctuations may vary among different communities, this provides a broad overview of the current market assessments.
