The long awaited Fitzsimmons Chair opened today for the winter season and beyond! The new high speed, eight-person chair is the first of its kind in North America across Vail Resorts. The goal is to significantly reduce wait times in Whistler Village and improve efficiency to get us up the mountain. The Alpine forcast is “A system moves in tomorrow afternoon bringing snow and moderate to strong ridgetop winds into Thursday morning with total snowfall amounts up to 10-20 cm possible. Freezing level up to 1800 m falling to 1200 m in the afternoon.” The season is just beginning and we are looking forward to a great one!
One of our local mortgage brokers, Karen Garrett shared this with us this week “The latest Bank of Canada rate announcement has us all breathing a sigh of relief for the remainder of 2023 as they have opted to hold their overnight rate at 5%. The expectation remains for rates to start dropping mid-next year, ending up at a more reasonable level by year-end.” Check out her website and try her Mortgage Tool Box to calculate different scenarios that could work for you.
Our monthly update compliments of Whistler Real Estate: “Whistler saw a notable decrease in sales with 27* in November, down from 57* in October. Aside from January, this was the slowest month so far this year in terms of sales volume, and the slowest November we have seen in the last 10 years. As a result of the slow sales volumes, inventory remained higher than this year’s average of 230*units, with the 260* units available in November. Whistler’s market is currently presenting opportunity for buyers, although slow sales volume has not had a notable impact on prices, with median prices for chalets, townhouses and condos increasing year-over-year, at +15%, +40% and +21% respectively.
In Pemberton, there were 7 sales in November – 1 chalet with acreage, 1 duplex, 2 townhouses and 3 condos. This is shy of the 10-year average of 11 sales for the month of November. As interest rates have remained steady since September, and some banks have begun offering some more attractive mortgage terms, consumer confidence and buying power has had a slight uptick. There were 74* active listings in Pemberton in November, remaining relatively on par with October and 25% above the 5-year total inventory average. The Pemberton market is currently leaning in favour of buyers, although with anticipated economic stabilization, we expect sales and competition to increase in the coming months.” Any questions on the market we are here to help!
