Now that the election is behind us and mortgage rates seem to be stabilizing, we may begin to see more signs of a traditional “spring market” in Whistler and Pemberton. Historically, this time of year brings an increase in listings, offering more choice for buyers—and more competition for sellers.
Looking at the first quarter of 2025 compared to the same period in 2024, Whistler has seen a decrease in sales across all categories except shared ownership, which was up by 2 sales. Overall, Whistler recorded 121 sales in Q1 2025, compared to 153 in Q1 2024. Pemberton saw 22 sales in Q1 2025, down from 27 during the same period last year, with townhomes leading the activity at 9 sales.
As you can see below, in the past 7 days, we’ve seen 16 price adjustments in Whistler and 2 in Pemberton, indicating movement in some seller’s expectations.
