Greetings from Whistler and Pemberton,

It has been a great week in the Sea to Sky, with that unmistakable mid-season buzz in the village. Lately, there’s been an extra layer of excitement in the air as we watch Canadian athletes compete at the Olympics in Italy. Those moments of determination and celebration are always a powerful reminder of what makes this time of year so special.

With Family Day weekend perfectly aligned with the Olympic excitement, Whistler will be filled with celebration events and community energy.

January brought a thoughtful and measured start to the 2026 real estate year across both Whistler and Pemberton. In Whistler, market activity continued to build on the strength we saw in December, with increased sales across most property types and modest shifts in listing inventory. While month-to-month numbers can feel like a bit of a roller coaster, stepping back and looking at the past 12 months tells a clearer story: Whistler remains largely balanced overall, with shared ownership standing out as a strong sellers’ market. Inventory levels shifted across segments, days on market generally improved, and price movements reflected the unique mix of properties selling rather than a change in underlying demand.

Pemberton followed its typical winter pattern, with January activity moving at a slower pace as families settle back into routines and attention turns to the ski season. Listing inventory remained largely unchanged from December, and while only one sale was reported for the month, that headline number doesn’t tell the full story. Several properties entered into contract in January and are expected to go firm in the weeks ahead, pointing to pent-up demand waiting for the right opportunities. With milder weather allowing homeowners to begin preparing for spring listings earlier than usual, additional inventory is anticipated to come to market and help re-energize buyer activity.

Whether you’re actively considering a move or simply keeping an eye on the market as we head deeper into 2026, I’m always happy to share insights and what I’m seeing day to day in Whistler and Pemberton.
