Greetings from Whistler and Pemberton,

As the seasons shift, the mornings are turning crisp, and we’ve even seen frost in the valleys and snow dusting the mountains! There’s always a sense of excitement this time of year, with Thanksgiving approaching and the annual Turkey Sale just around the corner. Everyone’s trying to squeeze in activities before the snow arrives. There’s still two more weeks of golf, though early tee times are being pushed back to let the grounds dry. The bike park is also open, and the hiking trails are a beautiful sight as the vibrant autumn leaves begin to fall.

This week the Whistler market saw 12 new listings and 7 recorded sales while Pemberton had 5 new listings and 2 sales. Buyer enquiries were up this week on our listings and that is a good sign the market may be starting to pick up. The rate drop is now giving some buyers more confidence and opportunity to move forward. Any questions on buying or selling we are here to help! The Government has announced that they are going to increase the purchase limit from $1 million to $1.5 million where they would allow buyers to have  less than 20% down.  The second piece of good news is that they are also going to allow 30-year amortization for insured mortgages whereas they were only allowing 30 years for brand-new builds.. These two changes will make a big difference to our borrowers trying to get into a home but were limited by the $1 million mark.

We do not have all the information yet, other than the $1.5 rule changes is effect Dec 15th but I am looking into whether that is contract-based dates or closing dates.  CMHC said they do not have those details yet but my suspicion will be that it is effective as long as the closing is on or after Dec 15th.”
