This weeks statistics update is brought to you by our incredible team at Whistler Real Estate, our April market recap. “The spring market has arrived in Whistler. April was the busiest month we have seen since October, with 56* sales. This is a 37% increase from March’s sales volume, and essentially on par with the sales in April 2023. Regarding inventory, we saw 92 new listings in April – likely a combination of the typical spring market forces as well as the capital gains inclusion rate change accelerating the decision to sell for some impacted owners. This influx of new April listings, which constitutes 44% of all the new listings that have hit the market year to date, lead to the highest inventory levels the Whistler market has seen since October 2020. The median sales price for the market was lower this month, as a result of the product mix sold, which included 13 phase two and 8 shared ownership units. Overall, Whistler market conditions were balanced.
It was also a busy month in the Pemberton market with 13 sales. This is the highest monthly sales volume since June 2023. Of note, 5 of the 13 units sold were in the Sunstone development. The median sales price for the month was $1,200,000, which is the highest Pemberton has seen since early 2022 when the Bank of Canada began hiking rates. Inventory in Pemberton decreased slightly from March, but sits 26% higher than inventory levels at the same time last year. Pemberton market conditions have achieved balance after leaning in favour of buyers for the last several months.”
